Custom Manufacturing — Precision Required

Made-to-Order Products

Items like aluminium windows, custom doors, and bespoke joinery are manufactured to your exact project specifications. Because these are custom-made in China, they cannot be returned or exchanged — getting the details right the first time is critical.

Important: Non-Returnable Custom Orders

Custom-manufactured items (windows, doors, joinery, custom fixtures) are produced to your exact measurements and specifications. Once production begins, orders cannot be cancelled, modified, or returned. This is why our process includes multiple verification stages before manufacturing starts — to protect your investment and ensure every detail is correct.

01

Floor Plans & Specifications

You provide architectural drawings, floor plans, window/door schedules, and any relevant project specifications. The more detail, the better.

  • Architectural drawings (PDF/DWG)
  • Window & door schedules
  • Colour/finish selections
  • Hardware specifications
  • Compliance requirements (BAL, AS2047)
02

Factory Drawing & Quote

Our factory produces detailed shop drawings with exact measurements, profiles, glass types, and hardware. You receive a comprehensive quote.

  • Detailed shop drawings for each item
  • Material & profile specifications
  • Glass type and thickness
  • Hardware and locking systems
  • Itemised pricing per unit
03

Drawing Approval (Critical)

You review and approve every shop drawing. This is the most critical step — once approved, manufacturing begins and changes are not possible.

  • Line-by-line verification of dimensions
  • Opening direction confirmation
  • Colour and finish sign-off
  • Hardware placement approval
  • Written sign-off required before production
04

Manufacturing & QC

Production begins with in-factory quality checks at each stage. We conduct independent inspections before packing.

  • Raw material verification
  • In-process quality checks
  • Dimension verification against drawings
  • Finish and colour consistency
  • Pre-shipment inspection (PSI) with photos
05

Packing & Shipping

Custom protective packing for fragile items like glass. Container loading supervised to prevent transit damage.

Tile Import FAQs

What builders ask us most about importing tiles from China

How much does it cost to import tiles from China to Australia?

+

A full 20ft container of porcelain tiles (about 1,050–1,100 sqm) typically lands at AUD 12–22 per square metre delivered, depending on tile grade — including the tiles, sea freight, customs clearance, import duty and GST. Smaller orders of 200–500 sqm ship as shared-container (LCL) freight and cost more per sqm. Use the tile import cost calculator on this page for an instant estimate based on your quantity and tile grade.

How many square metres of tiles fit in a 20ft container?

+

About 1,050–1,100 sqm of standard 600×600mm porcelain. Palletised tiles pack at roughly 0.03 CBM per square metre, so they fill a 20ft container’s usable volume of about 33 CBM at around 1,090 sqm — just before the ~26–28 tonne weight limit (~1,250 sqm) would be reached. Larger orders ship as a 40ft container or two 20ft containers.

Do I pay import duty and GST on tiles from China?

+

GST of 10% applies to the customs value plus freight and insurance. Import duty on ceramic tiles depends on their tariff classification and ChAFTA eligibility. Spotyard passes duty and GST through at cost with no markup, and our DDP service can pay them on your behalf so you receive one all-inclusive price.

What is the minimum tile order I can import?

+

There is no hard minimum — orders from about 200 sqm ship as shared-container (LCL) freight. However, because tiles are heavy, per-sqm freight on small orders is significantly higher. From around 950 sqm a dedicated 20ft container becomes cheaper per sqm — factories typically set their MOQ at one container and allow mixing different tile styles within it. We can also consolidate your tiles with other building materials for the same project.
